I recent received emails from many of you asking one similar question about having time to learn and to buy your first real estate income producing property, while still working on a full-time job.
Here are a few tips that I was able to crave out time from my daily busy schedule while running a mortgage business, being a mom and a wife. I will tell you it was not easy, but I made it work at the beginning of my real estate business.
First, you must monitor how you spend your time daily; you will be amazed at how little changes can make a huge difference in your life.
I am a health conscious person. I cut my workout hours from 90 minutes to 45-60 minutes a day. I save 3-4 hours per week. I looked for more intense workouts with less time required. It works out well.
I do a lot of analyzing new real estate projects or work on the real estate business while waiting at my sons’ sports activities. Instead of driving back home, I usually drive to the closest coffee shop to save me time of driving back and forth while waiting for my sons to finish their practices. By doing this I was able to save 4-5 hours to work on my real estate business per week.
I used to watch 50-60 minutes of daily TV new, but now I cut that out completely. I save another 4 hours per week. I have not been watching general TV news since 2002 and I don’t feel like I have missed anything. A lot of the news is a waste of time because I found they tend to focus on the negative messages which would not help with my mental state. However, I do like to spend my quality time with my family to watch one fun family movie on Saturday evenings.
By optimizing my time on the three main events above, I was able to save 10-12 hours per week and I was able to save 40-50 hours per month to work on my real estate business. That is one week out of a month that I use to learn, implement and buy income-producing properties.
I know Facebook and other social media are so popular these days. I love the idea that Facebook allows us to connect with our loved ones and close friends, but in last few years, I have some friends who spend an average 1-2 hours per day on Facebook and other social media. I do not suggest for your cut your connections with friends, but if you can consider cutting down the time in half, then you can save another 3-7 hour per week to work on your real estate business.
I know it’s hard at the beginning to make the suggested changes, but if you think about how important buying income producing properties is in enhancing the quality of life for you and your loved ones, I hope you agree it will be totally worth it.
